G-036.1 Working in Bradford
How we work in
Bradford
Bradford West Gwillimbury had 42,880 residents in 2021, up from 28,077 in 2011, and much of that growth is new subdivisions around Bradford. Beyond them are the hamlets of Bond Head, Newton Robinson, Coulson’s Hill and Green Valley, rural lots on septic systems, and the Holland Marsh, drained muck soil protected as farmland. The work ranges from finishing new basements and adding units in town to additions on country properties.
Every project starts with a free estimate and a check of your lot against LSRCA or NVCA regulation mapping. The Town advises getting conservation approval before applying for the building permit, so we start there. MKC’s engineers prepare the drawings and, on septic lots, review whether the system can take the added load. We then apply through the Town’s CityView Portal, book inspections and finish with a walkthrough and clean-up.
In Bradford West Gwillimbury’s four business parks on and near Highway 400, with roughly 2,200 acres of employment land, MKC’s commercial division takes on mechanical and HVAC systems, steel frame buildings, heated parking and fire protection.

General notesG-036
- Accessory dwelling unit registration
Accessory dwelling units are allowed in single-detached and semi-detached houses in most residential zones. The lot needs three parking spaces of 2.7 m by 6 m, and the unit cannot exceed 45% of the main building’s floor area. After the final inspection, the unit must be registered with the Town, which takes 2 to 3 weeks.
- Septic systems
Installing, altering or repairing a septic system needs a building permit with an on-site sewage system design. On septic lots, an addition, new rooms or extra plumbing fixtures can trigger a septic re-evaluation. In areas defined by the Lake Simcoe Region Conservation Authority, systems also face a mandatory maintenance inspection every five years.
- Conservation authority approval first
Lots near the Holland River, creeks, wetlands or steep slopes may be regulated by the Lake Simcoe Region Conservation Authority or the Nottawasaga Valley Conservation Authority. Building, grading or adding a unit there needs their permit, and the Town recommends getting it before you apply for a building permit because approvals take time.
- Fill, grading and Town trees
A Town site alteration permit is needed to bring in fill, strip topsoil or regrade. Lawn dressing, gardens, fences and small structures are exempt if the grade rises no more than 200 mm and drainage is unchanged. The Public Tree Protection By-law bars placing material within 1.5 m of a Town tree’s trunk, which matters for driveway work.

How do I apply for a building permit in Bradford West Gwillimbury?
Through the Town’s CityView Portal, where you apply, pay fees, check status and book inspections. Plans go in as PDFs. An addition needs a site plan, full drawings and any LSRCA or NVCA approval, and the Town takes a refundable security deposit of 10% of construction value, between $500 and $2,000. MKC prepares and files the whole package.
How long does a permit take?
Under the Ontario Building Code, the Town has 10 business days to issue or refuse a house permit once the application is complete, or 15 if the house will have one unit above another, as with a basement unit. The Town warns that conservation authority approval has a long turnaround, which is why it suggests getting it first. Accessory unit registration adds 2 to 3 weeks after the final inspection. MKC builds these steps into your schedule.
My house is on a septic system. Can I still add on?
Usually, but the system may need to be checked first. The Town can require a septic re-evaluation based on the size of the addition, the new rooms and any added plumbing fixtures, and a system that is too small needs a new design and permit. MKC’s wastewater engineering report tells you early whether your tank and bed can take the load.
Can I build in or near the Holland Marsh?
With limits. The Holland Marsh is about 2,900 hectares of drained muck soil, protected as a specialty crop area under the Greenbelt Plan, where non-farm uses are generally discouraged and need an agricultural impact assessment. Land near the Holland River may also be regulated by the conservation authority. For a property in or near the Marsh, MKC checks the Greenbelt designation and LSRCA mapping before any design work.
What affects the cost of a project here?
On rural lots, septic work, longer service runs and conservation authority studies can add cost. In town, it is mostly size, structure and finishes. The Town’s permit fees, the refundable security deposit and any site alteration permit belong in the budget too. MKC prices it all at a free estimate, and Financeit financing is available on eligible projects.
Do you come to Bradford for estimates?
Yes. Bradford West Gwillimbury is one of the areas MKC serves from its North York head office near Highway 400, and the estimate is free. Have your property survey ready, plus any septic records for a rural property, since both shape what can be built and where.
