A-204.1 Why MKC

Why choose MKC for garage renovations

The typical garage has a cracked, dusty slab, bare walls with nowhere to hang anything, and an uninsulated door that leaves the space freezing in January. We plan the whole room at once, with the floor first, then wall systems, ceiling storage and lighting from Garage Tuners, and insulation and heat handled by MKC, so each part fits around the others.

A-204.3 Budget & schedule

What affects
the price

Every estimate is built from your measurements and choices. These are the things that move the number most.

Typical timeline

Most garage renovations take a few days to two weeks, depending on slab repairs and how many systems go in. Floor coatings need cure time before you park on them, so plan for the garage to be out of use for part of the job.

Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.

  1. 01
    Slab condition

Cracks, spalling, old sealers or oil stains need repair and preparation before a coating will bond.

  2. 02
    Floor system

Coatings and tile differ in cost, install time and how they handle salt and meltwater.

  3. 03
    Wall and ceiling coverage

How much wall system, cabinetry and overhead storage the layout calls for.

  4. 04
    Insulation & heating

Insulating walls, ceiling and door, and adding a heater, changes the budget and how you use the space.

  5. 05
    Electrical work

New circuits for lighting, heaters, a freezer or an EV charger add wiring and an electrical permit.

A-204.4 Questions

Questions about garage renovations

Don’t see your question? Call (647) 637-6052 or ask in your estimate request.

How long before we can park in the garage again?

That comes down to the floor system and the temperature. Coatings must cure before you drive on them: one common garage epoxy, for example, asks for three days before vehicle traffic and an application temperature of at least 15°C, so a cold garage may need temporary heat. We schedule the floor so the rest of the work isn’t held up, and give you the return-to-parking date before we start.

Will an epoxy floor peel?

Coatings need clean, dry, sound concrete to bond, so preparation decides most of the outcome. Moisture coming up through the slab, an old sealer or oil can all stop a coating from gripping. We degrease, remove sealers, prepare the surface and test for moisture, for example by taping plastic to the slab for 24 hours. A new slab needs time first: one common epoxy asks for 28 days of cure.

Can you make the garage usable in winter?

Yes, in two steps. First, insulate the walls, ceiling and door so the heat stays in. Then add heat sized to the space by our mechanical division, gas or electric, with its own thermostat. Insulating first means a smaller heater can keep the space comfortable, and keeping the garage above freezing helps protect paint, liquids and anything else stored there.

How does MKC work with Garage Tuners?

Garage Tuners is the system brand we build with: its floors, wall systems and storage. MKC plans and manages the whole renovation, handles the trades around those systems such as insulation, electrical and heat, and is your one contract from estimate to clean-up. You can browse the Garage Tuners range before the estimate and bring the ideas you like.

Does the wall between the garage and the house need anything special?

Yes. The Ontario Building Code requires an air barrier between an attached garage and the rest of the house, so gas and exhaust fumes can’t get in, and the door between them has to meet its own requirements. If your renovation opens that wall or ceiling, we keep the air barrier continuous and check the door, instead of covering over a gap.
