M-105.1 Why MKC
Why choose MKC for steel frame construction
Steel goes up fast, but only when the design, the shop drawings and the site are ready for it. MKC’s engineering department designs the members and connections, checks the existing structure and foundations, and prepares the permit drawings, and the people who build the frame work with those engineers. When a site condition does not match the drawings, the fix is settled inside one contract instead of through a chain of letters.
Engineered and built under one contract
Our engineers design members and connections, review the fabricator’s shop drawings and plan site visits during erection. Questions about a beam size or a bolt pattern go to the engineer who designed it, which keeps the schedule moving.

M-105.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
Once steel arrives, a mezzanine or beam installation is often a matter of days on site, while a new steel building takes months. Design, permit review and fabrication lead time usually take longer than the erection itself.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Tonnage and spans
Longer spans and heavier loads mean deeper members and more steel by weight.
- 02Connections
Welded and moment connections take more fabrication time than simple bolted ones.
- 03Foundations
Column loads often need new footings or slab cuts, especially in existing buildings.
- 04Access and lifting
Crane size, site access and working inside an occupied building affect erection cost.
- 05Coatings and fireproofing
Primer, galvanizing or fire-resistive coatings, where required, add material and labour.

M-105.4 Questions
Questions about steel frame construction
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Is steel more expensive than wood or concrete?
It depends on the span and the load. For long clear spans, heavy loads and fast erection, steel often comes out ahead once labour and schedule are counted. For short spans in houses, engineered wood can be cheaper, and steel prices move with the market. Our engineers can compare the options for your layout before you commit, so the choice is based on your building rather than a rule of thumb.
Can you install a mezzanine while our warehouse keeps operating?
Usually, yes. We fence off the work area, schedule deliveries and crane lifts around your shipping hours, and set columns and beams before the deck goes on. The noisiest work, drilling anchors and cutting, can be planned for quieter shifts. We agree the phasing and the protected walkways with you before we mobilize, so forklifts and crews stay apart.
Does a new mezzanine need a building permit?
In most cases, yes. A mezzanine adds floor area and load, so the municipality reviews the structure, guards, exits and, in some buildings, fire protection. Ontario’s Building Code Act prohibits construction without a required permit and requires the work to follow the approved drawings. Our in-house engineering department prepares the structural drawings and the permit application.
Who checks that the steel is installed as designed?
Where the Ontario Building Code requires an architect’s or engineer’s design, it also requires their general review during construction, and the owner commits to it on a form at permit stage. On our projects, the plan is for our engineers to review shop drawings, visit the site at key stages such as anchor bolts and connections, and confirm the work matches the design, so problems are raised early.
Does structural steel need maintenance?
Interior steel in a dry building needs little beyond a periodic look for damage, such as forklift impacts on columns or racking. Exterior steel, steel near loading doors and steel in parking areas needs its coating inspected and touched up, because corrosion starts wherever paint or galvanizing is damaged. We inspect members and connections and repair damaged steel and coatings.
