A-305.1 Why MKC

Why choose MKC for condo lighting upgrades

Many condos have a concrete slab ceiling with no cavity above it, so standard pot lights can’t simply be cut in. The options are a dropped bulkhead or ceiling that hides wiring and recessed fixtures, slim surface-mounted lights on existing boxes, track and pendants, or LED coves built into millwork. We plan the layers with you, make sure the ESA notification is filed, and get your building’s approval first.

Layered, controllable light

We plan ambient, task and accent lighting room by room, each on its own dimmer or smart control, so one ceiling fixture isn’t doing every job. In a condo, the plan starts with what the concrete ceiling allows.

A-305.3 Budget & schedule

What affects
the price

Every estimate is built from your measurements and choices. These are the things that move the number most.

Typical timeline

Swapping existing fixtures is quick, while bulkheads add framing, drywall, paint and an ESA inspection. Building approval and permitted working hours usually decide the start date.

Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.

  1. 01
    Ceiling construction

A concrete slab needs bulkheads or surface fixtures; an existing drywall ceiling makes recessed lights simpler.

  2. 02
    Number of fixtures

Each new fixture adds wiring, a box and patching.

  3. 03
    Bulkhead size

Larger drops for more fixtures add framing, drywall and painting.

  4. 04
    Controls

Standard dimmers, smart switches or a whole-suite scene system.

  5. 05
    Fixture quality

Drivers, colour rendering and dimming compatibility vary widely between products.

A-305.4 Questions

Questions about condo lighting upgrades

Don’t see your question? Call (647) 637-6052 or ask in your estimate request.

Can you install pot lights in a concrete condo ceiling?

Not into the slab itself in most buildings. The concrete is often a common element under your declaration, and coring it needs your corporation’s approval. The practical routes are a drywall bulkhead or dropped section that hides wiring and slim recessed lights, surface-mounted wafer lights on existing boxes, or track lighting. We show you each option on your ceiling plan.

Do I need an ESA permit for new lighting in my condo?

For new fixtures, yes. Adding recessed lights or new circuits needs an Electrical Safety Authority notification. ESA doesn’t treat a high-rise condo as a single dwelling unit, so the homeowner exemption for swapping fixtures in a house doesn’t apply there. A licensed electrical contractor can replace existing fixtures and switches without one. We make sure the right filings are made.

Will my building need to approve new lighting?

Usually. Most corporations require written approval before work, and boards pay closer attention to anything that affects wiring. Bulkheads and new boxes also change ceilings that may be partly common elements. We submit the lighting plan and schedule with your alteration request and book the elevator for materials.

Can smart dimmers work with my LED lights?

Only if the dimmer and the fixture’s driver work well together. Dimming performance varies between LED products, and mismatched pairs can flicker or fail to dim smoothly to low levels. Dimmer makers publish tested combinations and compatibility tools, and we choose dimmers and fixtures from them, then set scenes for cooking, dining and evenings.

How much do condo lighting upgrades cost?

The ceiling decides most of it. Recessed lights under a concrete slab need bulkheads, which add framing, drywall and paint. Then the number of fixtures, the controls and the quality of the fixtures. Your free estimate breaks the ceiling plan into these parts.
