A-306.1 Why MKC
Why choose MKC for condo cosmetic upgrades
Cosmetic work changes what you see without moving plumbing, walls or wiring: paint, interior doors, hardware, baseboards and casings, light fixtures, faucets and a new backsplash. It’s the right scope before a sale or a lease, or when the layout already works. Most of it needs no city permit, but your building may still want notice, and ESA treats fixture swaps in a high-rise condo differently from a house. We handle both.
Biggest change for the budget
Paint, lighting and hardware are what you see and touch every day, so changing them shifts how a suite feels without opening walls. We sequence the work so repairs come before paint, doors are hung before hardware, and fixtures go in last.

A-306.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
Cosmetic scopes are usually the shortest condo projects because nothing behind the walls moves. The number of rooms, drying time between coats and door delivery set the pace, once building notice and elevator bookings are in place.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Wall and ceiling condition
Nail pops, patching and dents to repair before paint can go on.
- 02Number of doors
Each door, frame and hardware set adds material and fitting time.
- 03Trim profile
Taller baseboards and casings may need wall repairs where the old trim sat.
- 04Fixture choices
Faucets and light fixtures vary in price and in the patching they leave behind.
- 05Building rules
Limited hours, elevator bookings and protection requirements shape the daily schedule.

A-306.4 Questions
Questions about condo cosmetic upgrades
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Do cosmetic upgrades need my condo’s approval?
Check your building’s rules. Many corporations require written approval or notice before any work, especially when contractors use the elevator or bring in materials. Painting inside your suite is usually treated more lightly than plumbing or electrical work, but the rules decide. We contact management, send the notice or request your building requires and book the elevator before work starts.
Can I replace my suite entry door?
Not on your own. In a condo tower, the Ontario Building Code requires a fire separation between each suite and the rest of the building, and every door in a fire separation must be self-closing. The entry door may also be a common element under your declaration. Changing it needs the corporation’s approval. Interior doors inside your suite are usually yours to change, within your building’s rules.
Can an electrician swap my light fixtures without a permit?
A licensed electrical contractor can replace existing light fixtures, switches and outlets without filing an ESA notification. Because ESA doesn’t treat a high-rise condo as a single dwelling, the homeowner exemption that applies in houses doesn’t cover condo owners doing it themselves. Adding new fixture locations or recessed lights needs a notification.
How quickly can you refresh a condo before a sale?
It depends on the number of rooms and doors, and on how fast management approves elevator time. Paint goes fastest when repairs and trim are done first, and doors are often the longest lead item, so we order them early. Tell us your listing date at the estimate and we’ll plan the scope backwards from it.
What does a cosmetic refresh cost?
Count the rooms, doors and fixtures: those set most of the price. Wall condition matters too, because heavy patching takes longer than a straight repaint, and taller trim may need repairs where old trim sat. Your free estimate lists each item so you can choose what to do now.
