M-108.1 Why MKC
Why choose MKC for commercial windows and doors
Commercial doors open and close all day, in every kind of weather, and they have to lock reliably at night. MKC installs frames, doors, hardware and windows chosen for that use, and our in-house engineers handle the structural side when an opening is widened or a wall is reframed. We plan replacements around your hours, so the building can stay secure and open while the work is done.
Built for traffic
We match frames, hinges, closers and thresholds to how each entrance is used. A retail door that cycles all day needs heavier hinges, a stronger closer and a tougher threshold than a back-office door.

M-108.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
A single door or storefront entrance is often replaced in a day or two once products arrive, and full window replacements are phased over weeks. Lead times for custom frames and glass are the usual limit.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Frame material
Thermally broken aluminum, hollow metal and fibreglass frames differ in cost and insulating value.
- 02Glazing
Double or triple glazing, low-e coatings, and laminated or tempered glass all change the price.
- 03Hardware level
Panic devices, power operators and electrified locks cost far more than standard levers.
- 04Opening changes
Widening an opening or replacing a lintel needs structural design and usually a permit.
- 05Phasing and hours
Night or weekend work and temporary boarding add cost but keep you open.

M-108.4 Questions
Questions about commercial windows and doors
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Is it worth replacing old commercial windows for energy savings?
It depends on what you have now. Single glazing and failed sealed units that fog up lose far more heat than modern insulated, low-e glazing, and drafty frames add to the load. If the frames are sound, replacing only the glass can cost much less. Our free estimate looks at frames and glazing and can price both options.
How do you keep the building secure during replacement?
Each opening is removed and replaced on the same day where possible. If an opening cannot be closed by the end of the shift, it is boarded and locked. Exit doors stay usable throughout, or the work is sequenced so another exit stays open. Our site supervision keeps you updated on which openings are being worked on each day.
Do new commercial doors need to meet accessibility rules?
The Ontario Building Code’s barrier-free requirements apply to most new construction and extensive renovations, and they cover building entrances and, along the barrier-free path of travel, power door operators. Existing buildings are not affected unless an extensive renovation is planned, so a like-for-like door replacement generally keeps the current arrangement. We check your entrance against the code before ordering.
What maintenance do commercial doors need?
On busy doors, check closers, hinges, pivots and panic hardware every few months. Adjust closers between seasons, because temperature changes how fast they close. Keep thresholds and weatherstripping intact to stop drafts, and lubricate locks and strikes. A door that slams or drags wears out its frame and hardware quickly. We adjust hardware and replace worn parts.
Do we need a permit to replace windows or doors?
A like-for-like replacement in the same opening may not need one, but widening an opening, adding a door, changing an exit or replacing a lintel usually does, along with structural design. Your municipality makes the final call. When a permit is needed, our in-house engineers prepare the drawings and application, and we schedule the inspections.
