A-206.1 Why MKC
Why choose MKC for pergolas and covered patios
An open pergola mostly has to resist wind. Add a solid or louvred roof and it also has to carry the snow that builds up over a GTA winter. That changes the posts, beams, connections and footings, and often whether you need a permit. Our structural engineers size the frame for the snow and wind loads the Ontario Building Code sets for your location, and the same company builds it, attached to your house or freestanding.
Engineered for Ontario winters
The Ontario Building Code lists design snow and wind loads by location. Our engineers use those values to size posts, beams, roof framing and footings, detail the connection to your house, and prepare the drawings your permit needs.

A-206.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
Most pergolas and covered patios take a few days to a couple of weeks on site, after the drawings and any permit are approved. Footings need ground that isn’t frozen, and louvred systems are usually made to order, which adds lead time.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Roof type
Open slats usually cost least; louvred systems and solid roofs carry snow and need heavier framing.
- 02Size & span
Longer spans between posts need deeper beams or steel, and bigger footings.
- 03Material
Pressure-treated wood, cedar, aluminum and steel differ in price, finish and upkeep.
- 04Attachment
Tying into your house means opening the wall or roof edge, flashing, and checking what it bears on.
- 05Electrical & extras
Lights, fans, heaters, privacy screens and gutters add materials and wiring.

A-206.4 Questions
Questions about pergolas and covered patios
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Does a pergola need a building permit?
Size, roof and attachment decide it. Toronto, for example, requires a permit for an accessory structure larger than 10 m², and for one attached to the house regardless of size. Rules for open pergolas vary between municipalities, and zoning limits on height and setbacks apply either way. Our team confirms what your municipality requires and, if a permit applies, prepares the drawings and submits them.
Can a covered patio attach to my house?
Yes, if the house can carry it. The roof ties into the wall or roof edge, so we check what the connection bears on, how the new roof sheds water and how it’s flashed against the siding or brick. Sometimes a freestanding frame next to the house is the better design, especially where the wall can’t take the load. Our engineers make that call before you commit.
Will a louvred roof handle snow?
Most louvred systems come with a snow load rating from the manufacturer. We compare that rating with the design snow load the Ontario Building Code sets for your location, then choose the model, post spacing and beam size to meet it. If a model falls short, the design changes: closer posts, a stronger system or a different roof. In winter, follow the maker’s instructions for louvre position.
How close to the property line can we build?
Your zoning by-law decides. It sets setbacks from the lot lines and maximum height, and the rules differ between Toronto, Vaughan, Mississauga and other municipalities. If the design you want doesn’t fit, you can apply to the Committee of Adjustment for a minor variance; Mississauga’s, for example, hears requests for setbacks, height and accessory buildings. We check the by-law for your lot before we draw anything.
Can we add lights, a fan or a heater?
Yes, and it’s best planned into the structure. Wiring runs through posts and beams before the finishes go on, so nothing is surface-mounted later. A Licensed Electrical Contractor files a notification with the Electrical Safety Authority, and the wiring is inspected before it’s covered. Heaters also need clearances from the roof set by their manufacturer, which we design around.
