A-304.1 Why MKC
Why choose MKC for custom condo storage
Storage in a condo is a measuring job before it’s a carpentry job. We list what has to fit, from coats and suitcases to a desk that folds away, then design built-ins to the full ceiling height so the top shelves hold what you use twice a year. Millwork is built to size and brought in sections that fit your elevator, then installed within your building’s working hours.
Designed around what you own
We measure your space and your belongings, then design built-ins that fit both: hanging lengths for coats and dresses, drawer depths for folded clothes, a charging drawer by the door, and a Murphy bed that clears the furniture when it opens.

A-304.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
Most of the time goes to design and fabrication, and installing closets and built-ins takes far less site time than a kitchen or bathroom. Your building’s approval process and elevator bookings decide when installation can start.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Size and height
Linear length and full ceiling height set the amount of material.
- 02Materials and finish
Melamine, painted MDF or wood veneer, plus door style and finish.
- 03Hardware and mechanisms
Murphy bed mechanisms, soft-close drawers, pull-outs and integrated lighting.
- 04Wall construction
Concrete and steel-stud walls need different anchoring for built-ins and wall beds.
- 05Delivery and access
Elevator size and booking windows decide how pieces are built and brought in.

A-304.4 Questions
Questions about custom condo storage
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
How is a Murphy bed anchored in a condo?
A wall bed carries real load when it opens, so it’s fastened to the wall structure or the floor as its manufacturer specifies. In a condo, that may mean anchoring into concrete or a steel-stud wall with added backing. Drilling into concrete or a wall shared with another suite may need your corporation’s approval, which we request with the rest of the alteration package.
Do built-ins need my building’s approval?
Often. Most corporations require written approval before any work in a suite, and built-ins fastened to walls or ceilings are the kind of change management wants to know about. A City building permit usually isn’t needed, since Toronto exempts cabinetry and millwork. We send management the drawings and schedule so approval doesn’t hold up installation.
How do you fit more into a small closet?
Use the height and the depth. Double hanging rods for shirts and trousers, a single long section for coats, drawers instead of shelves for folded clothes, and storage up to the ceiling for luggage and seasonal items. Lighting inside the closet makes the back corners usable. We measure what you own before designing, so nothing ends up on the floor.
Can built-ins go around bulkheads and access panels?
Yes. Condo ceilings often have bulkheads hiding ducts and pipes, and some suites have access panels or valves that need to stay reachable for service. We scribe millwork tight to bulkheads and build removable panels or doors wherever access is needed, so a service call doesn’t mean taking your storage wall apart.
How much does custom condo storage cost?
Linear length and height set the material, then the finish: melamine costs less than painted or veneered doors. Murphy bed mechanisms, drawers and pull-outs are priced as hardware. Your free estimate prices each built-in separately, so you can decide what goes in now and what waits. Financing through Financeit is available on eligible projects.
