M-107.1 Why MKC
Why choose MKC for commercial glass work
Commercial glass has to look right and carry real loads: wind on a storefront, people leaning on a guard, a door swinging hundreds of times a day. MKC supplies and installs storefronts, partitions, curtain wall and guards, and we are one of few curved glass suppliers in the GTA. Our in-house engineers prepare the letters and drawings a permit or inspector asks for, so the glass is not held up waiting on an outside consultant.
Glass, engineered
Glass in guards and large panels has to meet the Ontario Building Code’s safety glazing and load rules. Our engineers specify the glass type, thickness and anchoring, and prepare the engineering letter or drawing where one is required.

M-107.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
Once glass arrives, partitions and storefront replacements are usually installed in days, while curtain wall runs longer. Fabrication lead time, especially for laminated or curved glass, usually sets the schedule.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Glass type
Tempered, laminated, heat-strengthened, low-iron and coated glass each change the price per panel.
- 02Panel size and weight
Large panels need lifting equipment, a bigger crew and sometimes after-hours street access.
- 03Framing system
Standard storefront framing costs less than structural silicone, point-supported or frameless systems.
- 04Curved and custom shapes
Curved glass is made to order for each radius, which adds cost and lead time.
- 05Engineering and approvals
Guards and large exterior glazing may need engineering letters or permit drawings.

M-107.4 Questions
Questions about commercial glass work
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Why does curved or laminated glass cost more?
Curved glass is bent over a mould made for your radius, so every panel is made to order. Laminated glass adds a bonded interlayer and extra processing. Both take longer to fabricate and are heavier to handle on site. As one of few curved glass suppliers in the GTA, we can tell you early whether a curve is practical for your design and budget.
Can you replace a storefront without closing the store?
Usually, yes. We measure and fabricate before removing anything, then replace sections in a planned order so the building is secured at the end of each day. Plywood or temporary hoarding covers any opening that cannot be closed the same day. Where the layout allows, the entrance is done last or in phases, so customers always have a way in.
What does the Building Code require for glass guards?
In houses and small buildings, the Ontario Building Code requires glass in guards to be laminated or tempered safety glass meeting CAN/CGSB-12.1, or wired safety glass, and every guard must resist the code’s specified loads. Larger buildings have their own glass rules. Many building departments, Markham’s among them, require glass guards to be engineered, with proof submitted before installation. Our engineers prepare that design and letter.
How do we maintain commercial glass and hardware?
Clean glass with non-abrasive products, check sealants and gaskets once a year for gaps, and keep door closers, pivots and patch fittings adjusted, because a sagging door wears its hardware fast. Report chips on tempered glass edges early, since edge damage can lead to breakage. We service glass door hardware and replace damaged panels.
When do we need an engineering letter for glass?
Usually for guards, overhead or sloped glazing, large panels and any glass that carries load, and often when a building department or a condo board asks for proof of design. Our in-house engineers prepare the letter or drawing for your project. MKC’s custom glass work comes with a free engineering letter; ask at your estimate whether your project qualifies.
