G-032.1 Working in North York
How we work in
North York
Much of North York was built after the Second World War. Don Mills was designed as a model community between 1952 and 1965, most Bayview Village houses went up between 1954 and 1964, and Willowdale mixes pre-war houses, large replacement homes and condo towers along Yonge Street. That stock brings particular work: second storeys on bungalows, reworked split-levels, basement suites, additions on ravine lots and updates to condo suites.
Projects here are run from our Ormont Drive office. During planning we check zoning, protected trees and any ravine or TRCA limits on the lot. MKC’s engineers then prepare the drawings and structural design, and we submit to Toronto Building’s North York district and answer the examiner’s comments. Once the permit is issued, we order materials, supervise the build, arrange inspections and finish with a walkthrough and clean-up.
MKC takes on office fit-outs in North York Centre on Yonge Street, plus mechanical, HVAC, compressed air and fire protection work in industrial units like those around our Ormont Drive head office near Weston Road and Highway 400.

- Toronto Building, North York district
Permits for North York addresses are handled by Toronto Building’s North York district, on the first floor of the North York Civic Centre at 5100 Yonge Street. Applications are submitted electronically. In-person appointments there cover zoning information only, last 30 minutes and must be booked in the district where the property is.
- Ravine lots and TRCA permits
The Don River branches and the Humber River run through North York, past areas like Hoggs Hollow, Bayview Village and Humber Summit. Building, grading or placing fill in a TRCA regulated area needs a TRCA permit, which TRCA requires before the City issues a building permit. The City’s ravine by-law may also apply.
- Extra units under O. Reg. 462/24
On a lot with up to three units, Ontario Regulation 462/24 lets buildings cover up to 45% of the lot and removes floor space index limits, within the zoning’s height and setback rules. A separate building with a unit must be 4 m from other buildings with units, unless the zoning allows less.
- Utility locates before digging
Footings, fence posts, tree planting and excavation all need public utility locates first. Request them from Ontario Dig Authority, the new name for Ontario One Call, at least 5 business days ahead, or 10 for larger jobs. The service is free and required by law. Lines you own, like a gas line to a barbecue, need a private locate.

G-032.6 Questions
Questions from North York clients
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Where do I apply for a building permit in North York?
With Toronto Building, which serves North York from its district office at the North York Civic Centre, 5100 Yonge Street. Applications are submitted electronically, and in-person appointments there are for zoning questions only. MKC prepares the drawings, submits the application, answers the examiner’s comments and arranges inspections, so you do not manage the file yourself.
Can I add a second storey to my bungalow?
In many cases, yes, within the zoning limits on height, setbacks and floor area. The existing foundation and walls must carry the new load, so MKC’s structural engineers check them first and design any reinforcement. If the design needs zoning relief, a minor variance from the Committee of Adjustment comes before the building permit.
My lot backs onto a ravine. What approvals apply?
Possibly two beyond the building permit. The City’s ravine by-law covers trees, grade changes and retaining walls in ravine-protected areas, and TRCA regulates building, grading and fill near valleys, creeks and wetlands. TRCA’s permit comes before the City’s building permit. MKC checks TRCA’s regulated area mapping early and prepares drawings for each review.
Can you renovate a condo near Yonge and Sheppard?
Yes. Condo work runs through the corporation, so MKC coordinates with property management on the alteration request, elevator bookings and permitted working hours before work starts. Moving plumbing or walls may also need the corporation’s approval and, in some cases, a building permit, which our engineers prepare.
How long does an addition take?
Permit review has set limits. Once the application is complete, Toronto Building’s House stream reviews it within 10 business days, and the Building Code requires inspections within two business days of notice. Committee of Adjustment relief adds time. Build length depends on size, structure and finishes, and MKC works to its guarantee: on time, within budget, and beyond expectations.
Is there help with basement flooding protection?
Yes. The City of Toronto’s Basement Flooding Protection Subsidy applies in North York: up to $6,650 per property for eligible work done on or after November 12, 2025, covering backwater valves, sump pumps, battery backup, weeping tile capping and a plumbing assessment. Downspouts must be disconnected, and the contractor needs the right City of Toronto business licence: a plumbing or drain contractor licence covers every measure, a building renovator licence only sump pumps and weeping tile capping.
