M-103.1 Why MKC

Why choose MKC for fire protection

Fire protection gets checked twice: by the inspector, and on the day it has to work. MKC installs and maintains sprinkler, fire alarm and hydrant systems, and our in-house engineers coordinate the layout with the rest of your renovation, so heads, pipes and devices are planned with the walls and ceilings. We schedule the inspections the Fire Code requires and keep the reports organized, ready for the fire department when it asks.

Installed, inspected, maintained

Sprinkler repairs and alterations follow NFPA 13, inspection and testing follow NFPA 25, and fire alarms are inspected and tested to CAN/ULC-S536. We plan the work around those standards and keep every report in one place.

M-103.3 Budget & schedule

What affects
the price

Every estimate is built from your measurements and choices. These are the things that move the number most.

Typical timeline

Relocating sprinkler heads or alarm devices for a renovation can take a few days, while a new system for a whole building takes weeks. Design review, permit timing, equipment lead times and the final inspection usually set the pace.

Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.

  1. 01
    System type

Wet, dry and pre-action sprinkler systems differ in valves, air supply and maintenance.

  2. 02
    Building size and hazard

Floor area, ceiling height and what is stored or done in the space set head spacing and pipe sizes.

  3. 03
    Water supply

Low municipal pressure can mean a fire pump, which adds equipment, power supply and annual testing.

  4. 04
    Ceiling access

Finished ceilings, occupied floors and after-hours work add labour on renovations.

  5. 05
    Alarm integration

Tying flow switches and new devices into an existing panel can require panel upgrades.

M-103.4 Questions

Questions about fire protection

Don’t see your question? Call (647) 637-6052 or ask in your estimate request.

What affects the cost of adding sprinklers to an existing building?

The biggest factors are floor area, ceiling heights and the hazard of what happens in the space, which set head spacing and pipe sizes. Water supply matters too: if municipal pressure falls short, a fire pump adds cost. Finished ceilings, occupied floors and asbestos or other surprises above the ceiling add labour. Our free estimate starts with your drawings and a look above the ceiling.

Will the building be unprotected while you work on the system?

Only for the shortest time possible, and with a plan. Where the Fire Code requires a fire safety plan, it must set out alternative measures for occupant safety while fire protection systems are shut down. We isolate the smallest zone we can, notify your monitoring company and restore each zone as soon as its work is complete. After any alteration, sprinkler control valves are checked fully open and sealed, locked or supervised.

What does the Ontario Fire Code require us to inspect?

Fire alarm systems must be inspected and tested to CAN/ULC-S536 by a qualified person, and sprinkler, standpipe and hydrant systems follow the Fire Code’s schedule or NFPA 25. Some checks are frequent: sprinkler control valves must be sealed open and inspected weekly, or monthly if they are locked or electrically supervised. We coordinate the annual work and give you a calendar for the rest.

How long do we have to keep inspection records?

At least two years, at the building, and at least the most recent and the previous record of each test or inspection. Initial verification and test reports for fire protection systems installed after November 21, 2007 must be kept for the life of the system. Electronic records count if they can be produced on request. We hand over reports in a format that is easy to file and find.

Do sprinkler or fire alarm changes need a building permit?

Usually, yes. In Toronto, replacing or altering sprinkler, fire alarm or maglock systems on their own needs a Fire Security Upgrades permit with layouts for each floor, and when the work is part of a renovation it goes on that renovation’s permit. Elsewhere, your building department sets the rules. Our in-house engineering department prepares the drawings and application, and we book the inspections.
