M-104.1 Why MKC
Why choose MKC for custom office fit-outs
An office fit-out touches more trades than most renovations: partitions, ceilings, HVAC zones, sprinkler heads, fire alarm devices, power, data and glass. MKC brings the drawings, the permit application and the mechanical work in-house, so every wall that moves is matched by changes to air supply and fire protection. You get one schedule and one contact, backed by our guarantee: on time, within budget, and beyond expectations.
One contractor, every trade
When a wall moves, the supply diffuser, return grille, sprinkler head and alarm device may have to move with it. Our drawings show all of them before construction starts, so those changes are reviewed with the permit instead of turning up at inspection.

M-104.3 Budget & schedule
What affects
the price
Every estimate is built from your measurements and choices. These are the things that move the number most.
A small office refresh can take a few weeks, while a full-floor fit-out usually runs a few months. Permit review, landlord approvals and lead times for glass, doors and HVAC equipment are what decide the move-in date.
Every project is different, so your estimate comes with its own written schedule, and we aim to beat the usual industry timeline on every job.
- 01Size and layout
The number of enclosed rooms, partition type and ceiling work drive most of the cost.
- 02Glass versus drywall
Glass partitions cost more than drywall but share daylight. Acoustic glazing costs more again.
- 03Mechanical changes
New HVAC zones, diffusers, sprinkler heads and alarm devices add trades and inspections.
- 04Washrooms and accessibility
New or reworked washrooms, and any barrier-free upgrades the Building Code requires, add plumbing and floor space.
- 05Building rules
Landlord requirements, after-hours work and elevator bookings in occupied buildings add labour and time.

M-104.4 Questions
Questions about custom office fit-outs
Don’t see your question? Call (647) 637-6052 or ask in your estimate request.
Do we need a building permit for an office fit-out?
In most cases, yes. In Toronto, an interior alteration permit covers new partitions and finishes, and relocating sprinkler heads or fire alarm components is part of it. The application shows existing and proposed uses, plumbing fixtures and the building’s existing life safety systems. Once it is complete, the Ontario Building Code sets the review period, such as 20 business days for a large building. We prepare and file it.
Will our renovation trigger barrier-free upgrades?
It depends on the scope. The Ontario Building Code’s barrier-free requirements apply to most new construction and to extensive renovations, and existing buildings are not affected unless an extensive renovation is planned. Whether your fit-out counts as one depends on how much of the space is being rebuilt. Our engineers review your scope against the code before design starts, so you know the answer before permit review.
What makes one fit-out cost more than another of the same size?
Enclosed rooms cost more than open areas, glass partitions cost more than drywall, and every moved wall can mean new HVAC zones, sprinkler heads and alarm devices. Washrooms, kitchenettes and accessibility upgrades add plumbing. Building rules matter too, such as after-hours work, elevator bookings and landlord-approved trades. Our free estimate prices your actual layout, so you can compare options before you commit.
Can you build out our office while we keep working?
In most cases, yes, with phasing. We seal off the work area with dust partitions, protect the HVAC returns so dust does not travel, and schedule noisy work such as demolition and coring before or after business hours. Phases are planned so your staff always have working space, washrooms and a safe exit. You get regular updates from our site supervision as each phase closes.
What happens at the end of the project?
We book the final building inspections, balance the HVAC airflow to the new room layout, and walk the space with you to list anything that needs adjusting. Those items are fixed, the site is cleaned, and you receive copies of the permit documents and inspection records for your files. Then your team moves in.
